Project Overview
Site investigation completed at the former Joco Pit landfill (an occupied residential estate). The site was identified as a priority for detailed inspection under Part 2A due its previous landfill use and an apparent increase in methane and carbon dioxide gases recorded during the regular monitoring. LEAP was appointed to carry out a detailed desk study including an assessment of 27 years of historical monitoring data. The desk study highlighted potentially unacceptable risks in a Part 2A context. Project extended to include site investigation in private gardens, and highways works with gas monitoring wells installed across the site to achieve a ‘very close’ well spacing as required by current Gas Guidance. Gas monitoring undertaken using continuous gas monitoring techniques which rapidly delivered a robust dataset to support a detailed risk assessment on which future regulatory decisions were based.
Project Description
The desk study highlighted potential unacceptable ground gas risks to residents living on site with no records confirming gas protection measures had been installed in properties at the time of development on site (1980s). Investigations were subsequently undertaken under a detailed RAMS with streetworks, BDA and CSCS qualified operatives.
Solution
LEAP designed and undertake an appropriate investigation, as well as provided expert advice on risk communications, sharing our extensive experience of managing Part2A investigations for local government. The desk study, risk assessment and subsequent closure reports were prepared under the National Quality Mark Scheme for Land Contamination Management. The application of emerging risk assessment technologies resulted with a swift closure to long standing problem, delivering certainty for all stakeholders, demonstrating no unacceptable risk from the previous use of the site to current site users or controlled waters receptors.
