The site comprises a former landfill proposed for residential development. LEAP provided pre purchase support, reviewing investigation reports, advising the client on viability for development. Site investigations subsequently completed by LEAP provided a detailed ground model.
The risk assessment identified a requirement for remediation of the site. The remediation will need to include gas protection measures, in new dwellings, excavation/screening/placement of landfill materials and a placement of clean cover system in garden and soft covered areas.
Four remediation options each involving different levels of excavation and disturbance of landfill material were modelled using the CReDiT Remediation tool. Unsurprisingly, this demonstrated significant carbon savings in excavating less material. However, further, more subtle, carbon savings are also demonstrated by the tool in optimising the reuse of material. The model also draws attention to carbon savings that can be realised by re-use or recycling of particular types of material that may not be considered significant in the standard remedial design and contracting process.
All remediation options presented minimised the import of cover material to just topsoil. The lowest carbon emissions (whilst maintaining a safe and suitable remediation solution) was determined to be option 4. This was obtained after considering the results of earlier modelling to maximise the reuse of material onsite and increasing the thickness of the cover.
