LEAP provides a range of “prior to purchase” due diligence products to its developer clients from concise technical appraisals and preliminary risk assessments to full site investigation, remediation design and costing exercises. This case study highlights a large former brick and tile works and quarry in Surrey which was being redeveloped for a residential use.
The site had been subject to previous site investigation by the vendor. Working for a potential purchaser and mindful of the tight bidding window LEAP quickly reviewed the existing information, and designed a limited intrusive investigation specifically to fill the technical gaps and to provide quantitative data to enable possible remedial strategies to be costed. LEAP maintains a close working relationship with a range of leading remediation contractors which enables it to quickly and efficiently cost various options.
The LEAP team comprises Civil Engineers, Engineering Geologists, Environmental Scientists and specialists in contaminated land (including a SiLC and SQP) who between them have a huge amount of technical and practical experience. With this wealth of experience and knowledge they are able to design an integrated scheme taking account not only of the environmental requirements and restraints of the scheme and local environment but also of the practical technical difficulties and the geotechnical requirements. In this case it was clear that there was a shortfall of material if the preferred planning layout was to be adopted. LEAP designed a scheme to drastically reduce the requirement to remove any soils from site, thereby substantially reducing development costs.

LEAP was required to provide sufficient information to enable the client to accurately cost the ground works and remediation of the site prior to purchase.
LEAP worked alongside quantity surveyors and a portfolio of remediation contractors to come up with an environmentally sustainable low cost strategy which satisfied both vendor and purchaser and was to the approval of the regulators and all within a very tight time-scale.
